1. Supervision
Traditionally, building maintenance service package involves building system supervision, including control of equipment and modes of operation, performance assessment based on monitored parameters, change of settings and operation modes, as well as prompt response to client’s requests for building system optimization.
2. Monitoring
As part of building maintenance services, ARMEX provides building system routine maintenance, which is carried out during periodic examination of equipment and includes:

monitoring of technical state of equipment;

building system performance assessment based on light indication, readings of gauges and indicators, absence of unwanted sounds, vibration, etc.;

routine servicing of equipment (dirt removing, minor fault and malfunction repair, replacement of burned out lamps, etc.);
- prompt response to equipment malfunction signals and emergency situations.
3. Maintenance
Maintenance is a complex of routine services, including cleaning, setup, adjustment and replacement of faulty components, aimed at keeping the systems and equipment operational. Maintenance system provides for scheduled maintenance sessions: daily, monthly, quarterly, etc.
Amount and frequency of maintenance is determined by the manufacturer of the equipment (maintenance instructions) and by normative documents.
4. Repair and retrofit of equipment
In addition to building system operation and maintenance, ARMEX provides on-site repair and retrofit of equipment.

Routine repair includes replacement of nodes and components after a predetermined time regardless of their technical state. Routine repair system provides for equipment repair after a predetermined period of time: overhaul, mid-life repair, minor repair, or routine servicing. Periodic checkups of equipment are performed between repair sessions. Routine repair schedule is set in accordance with manufacturers’ recommendations.

Emergency repair involves fault isolation measures or elimination of malfunctions that could not be discovered during routine checkups or maintenance.
5. Document Control and Record Keeping
Building system maintenance is provided in accordance with the client’s operating documentation. Under the contract ARMEX provides control of operating documents (logbooks, checklists, etc.) and other documents, required according to building system maintenance norms and regulations, established by Minpromenegro (Ministry of Industry and Energy) of Russia, Rostechnadzor and other authorities.
6. Supply of spare parts and expendables
Building system maintenance involves use of consumables and expendables and small parts replacement. On client’s request, ARMEX provides stock maintenance and spares and expendables supply.
