TNK-BP Office Building on Stary Arbat

Summary:
TNK-BP head office is located in Moscow at 1 Stary Arbat and is among the ten major intelligent buildings in Europe. This facility is a class A+ office building, highly automated and equipped with integrated building management system. Maintenance and operation of such kind of buildings requires high qualification, extensive knowledge and experience in high technology system management.

Services:
Operation & Maintenance services in TNK-BP building include: including control and maintenance of building systems and pipelines, equipment repair and retrofit, control of technical condition of building frame and structure, help desk management, technical documentation management, relocation and creation of new workbenches, handling operations, minor repair, etc.

ARMEX has a wide experience of intelligent building management and knows TNK-BP facilities very well, since it has been managing them since 2006 as a subdivision of ARMO Group. For several years, the company has provided building system maintenance and infrastructure management in the buildings. To cut utility costs, energy saving measures were worked out and implemented in 2008 within the framework of the contract.

 

Building operation and building system maintenance services include:

  1. Supervision – round-the-clock supervision by building management system (BMS) operator,  building system performance monitoring, indoor climate control, change of operation modes, etc.; 
  2. Monitoring – monitoring of technical state of building equipment by operating personnel, day-to-day management and routine servicing of equipment;
  3. Maintenance - a complex of routine services, including cleaning, setup, adjustment and replacement of faulty components, aimed at keeping the systems and equipment operational;
  4. Repair– emergency measures for fault isolation or elimination of malfunctions that could not be discovered during building system operation, routine checkups or maintenance, as well as scheduled replacement of nodes and components;
  5. Control of operating documents (logbooks, checklists, etc.) and other documents, required according to building system maintenance norms and regulations; 
  6. Storage of waste, generated during building system operation and maintenance.

Under the contract ARMEX provides facility infrastructure management, including: 

 

  1. Monitoring of technical state of building
  2. Control of fulfillment by the contractors of their warranty obligations, including elimination of system malfunctions, discovered during building system operation
  3. Control and supervision of operations/services provided at the facility under agreements between the Client and third-party companies
  4. Fire management at the client’s facility
  5. Handling and rigging services
  6. Office space reconfiguration within the Open Space concept – relocation and setup of new workbenches and offices.
  7. Help desk operation
  8. – registration and handling of requests; priority-based distribution of service orders; quality control of order execution; monthly submission of help desk reports.
  9. Upkeep services
  10. – minor furniture and building repair, door repair, and other upkeep services related to building operation and maintenance.
